Oh dear. I CAN imagine this not being a disaster, but it would require a whole lot of racebending and metatextual cleverness and possibly a few imaginative vengeance demons in its worldbuilding. (Hey, parallel universes! I don't mind them much.) The odds of that happening are spectacularly low.

... Actually, I'm pondering the possibly of racebent!BtVS now and I'm thoroughly daunted, because, y'know, if it sucks? That will be a very sad thing and will generate so much failiness and it's very likely to suck, so, I suppose it's best if they do cast Random Blonde White Chick as Buffy again. (Which will be so weird. So hilariously wrongly weird.)

Also, do you realise BtVS is the only show (that I know of) which would be considerably less interesting if it were genderbent?

I know! I once toyed with the idea of gender-bending it, and I went, "What? Why would I do that? Shut it down!" and stopped for that very reason.

Separating the fact that SMG is Buffy and I believe Joss himself has said before he wouldn't recast her and anyone else can't hold a candle, a somewhat cynical but realistic view of Hollywood...

It has inevifail written all over it to me. The writer sounds like a fan, but fans are often the worst people to write for a character. Doug Petrie-Riley anyone? I've read what the writer has to say and it doesn't sound too much like Buffy to me, especially the 'is love destined' stuff. That never had anything to do with the show or the character and just reeks of a twilight-esque rehash. It's suspicious they'd cast this young woman under the proverbial bus as they have.

Even so, it will be doctored without question by the producers who are the real power. A director's power is limited by their clout; a producer's isn't. A studio can take a film right out of a director's hands and edit it themselves to something completely different (case in point, SMG's Return film). Given the producer's long history of horror films, including Possession, another SMG film butchered post-production, I'm not to enthusiastic that it'll be much more than a survival-horror, Resident Evil type of film.

While I certainly don't really care overmuch since no Joss+SMG=No Buffy to me, I don't want the name dragged down again, either. Still, it might never actually happen. The overwhelming negative reaction might put them off (hopefully).
